To maintain the appearance, safety, and useful life of your decking, it is important that your home maintenance program include the proper maintenance for your decking.

"Decking" includes all outside wooden structures such as: decks, porches, stairs, railings, and swing sets.  See also: Patio Furniture, Barbeque Grill, Swimming Pool, and Hot Tub Spa.

Maintenance Task #1Inspect decking for deterioration

How do you inspect decking for deterioration?

Inspect all outdoor wooden structures for signs of wear and deterioration.  Use a screwdriver or wood awl to probe for soft spots.  Check the handrails, spindles, and other railing supports to ensure they can hold the weight of a large person leaning against them.  Check the deck flooring for boards that have split, warped, or came loose.  Check stairs by carefully applying weight on each step.  Tighten any nuts and bolts.

Why is it important to inspect decking for deterioration?

Safety.  A deck that has been allowed to deteriorate can cause serious injuries by allow people to fall, trip, etc.

How often should you inspect decking for deterioration?
Decking should be checked each spring (May).

How does Home-Wizard rate the costs and benefits for this task?
The cost of this task is relatively low.  It is estimated that this task should take about 30-60 minutes to complete, depending on the size and style of your decking.  You will need a screwdriver or wood awl, a flashlight, and wrenches to complete this task.

The benefits of this task are high, for helping to reduce potential safety hazards.

Overall Home-Wizard benefit-versus-cost rating (one 'hat' = low and four 'hats' = high)

How do you clean and seal decking?

Depending on your type of wood, cleaning and sealing decks typically requires 3 steps:

  • Day 1: Sweep off all dirt and debris; allow surfaces to dry.

  • Day 2: Spray on an oxalic acid solution; allow to sit per the manufacture's recommendation, then hose of with water.

  • Day 3: Apply a good sealant.

Why is it important to clean and seal decking?

Cleaning and sealing your decking will help extend it's useful life.
